Rules to Stay

Additional Rules

All booking guests must be at least 25 years of age or older.

***IMPORTANT****:

We are planning to do some work to the exterior of the house, mainly the backyard to improve the stay of our future guest. Some or all of this work may occur during your stay. We will do our best to minimize interruption to your stay. You understand that during your rental you WILL NOT have backyard access, however property does have a front porch and a large front yard.

Please note deliberate and consistent disregard for rules in this document may result in fines or eviction.

************** DURING YOUR STAY **************

APPLICABLE ALL GUEST RESERVATIONS

* At the time of booking your reservation, you understand you are guests, NOT tenants of our property. ALL REGISTERED GUESTS and other person(s) registered guest are responsible for who stay at our place understand that they MUST vacate the property ENTIRELY on the mutually agreed upon check-out date no later than 10AM; unless otherwise arranged and confirmed with the host in writing at least 2 business days prior to check-out date with payment to accommodate an extension, if an extension is at all possible.

NUMBER OF GUESTS

*People other than those in the Guest party set forth on the rental platform used to book your stay may not stay overnight in the property. Any other person(s) in the property is the sole responsibility of registered Guest(s).

FEE SCHEDULE:

**Pet Fee: $125 for stays less than 14days, $250 for stays between 14 to 30 days, longer stay please contact for price.  We must be notified prior to booking AND this must be PAID prior to booking. Additionally fees may apply of at least $150 dollar if additional cleaning and/or repair is required due to the condition of property being left in poor conditions as a result of pet or pet related.

**Smoking Fee: $250 Minimum for smoking anywhere inside or outside on the property plus additional smoking related charges, including but not limited to request to vacate without possible refund, cleaning up cigarette buds, replacing items with burn marks, etc. This is a NO SMOKING Property.

**Late Check-Out Fee: $100 for UNAPPROVED late check-out up to 2 hours after check-out time. Beyond 2hours after will be AN ADDITIONAL nightly rate fee with no discounts PLUS a minimum of $200 inconvenience fee AND any related costs we incur including but not limited to inconvenience to another confirmed or unconfirmed guest as a result of an unapproved late check-out. NONE of these fees award the guest(s) possession for the additional day or anytime time period, this fee is a PENALTY for holding possession longer than agreed upon timeframe.

**Additional Cleaning Fee: $150 for leaving property excessively dirty, including but not limited to dirty/stained rug(s), dirty/stained couch(s), wall stain(s), oven requiring a deep clean, fridge requiring a deep clean.

**Undeclared Guest Fee: $40 Per person, per night. Additional guests not provided prior to check-in will incur additional charges and could still lead to removal of reservation if any guest is deemed unsuitable by host or by 3rd Party platform used for booking.

DOORBELL CAMERA:

* There is a camera in the doorbell at the front door that records when triggered, it records 30sec clips. It may record longer when triggered for longer periods. This doorbell camera is there for the safety of our guests and it also allows us to appropriately provide access to trusted individuals as required during guest stay. If unplugged, guest(s) understand that they assume all responsibility as it relates to any potential incidents that occur on the premise whether due to the guest(s) or not during their stay. Disabling any portion of the security system compromises our insurance coverage.  

INTERNET:

* WIFI USERS PLEASE NOTE: Access to our WIFI is a privilege and any guest who violates WIFI usage by downloading or viewing illegal content or violating infringement laws will be reported. If this rule is violated, Airbnb will be contacted and the stay will be terminated immediately with no refund.

POTENTIAL INTERRUPTIONS:

* In the event of 3rd party amenity interruptions including but not limited to electricity, internet, water, etc, that is beyond our control (such as an event which is the result of natural forces over which man has little/no control: tornado, lightning, flood, etc.) you agree you are NOT entitled to, nor will you seek compensation of any kind including partial or complete refunds for any such interruption regardless of these being listed as amenities at the time of booking and/or check-in.

OPEN/USED AMENITIES:

* We do leave open items that do not spoil in the house, including but not limited to coffee, sugar, seasoning, cleaning supplies, hand sanitizer. If for any reason you’re not prepared to or interested in utilizing these items, you understand and accept it will be your responsibility to bring your own. We’re doing our best to address any guest concerns in advance of any potential concerns.

BACKYARD ACCESS:

* You understand that all or portions of the backyard may be off limits during your entire stay unless prior approval is received and confirmed by host.

PERSONAL BELONGINGS

* The Homeowners/agents/hosts or any parties related to stay/occupancy are NOT responsible for the loss of personal belongings or valuables. By accepting this reservation, it is agreed that all Guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

MUTUAL RESPECT

* Please keep all furnishings and the property in the condition in with you found it upon your arrival.

** Only use appliances, ALL items and areas of the house for their INTENDED USES. Glassware, chinaware, cooking pots, baking dishes and cooking utensils are provided; please use them with care and with love as you would have love your own things.

SECURITY SYSTEM, FRONT DOOR & REAR DOOR

* To unlock the front door it’s the LAST 4 DIGITS of the Booking Guest’s phone number then the CHECKMARK. To lock the front door from the outside, PRESS ANY KEY TO LOCK. **You are welcome to use the Security Panel in the hallway that leads to the bathroom, you can arm the system as you desire and disarm the system with the SAME 4 DIGITS used to unlock the front door.

***IF you use the Rear Door when leaving the property, please ensure you lock the door.

PARKING

* There is also ample street parking available, we ask that you do not park in the driveway unless we provide prior approval.  We ask that you please not park on any portion of the lawn in the front or rear of the property.

NON-SMOKING PROPERTY

* If we find that smoking has occurred on the property, we will address through the rental booking channels used for this reservation accordingly. Please reference the Fee Schedule above for charges. Thank you in advance for honoring our property by not smoking on the premises.

PETS

* Pets are permitted ONLY with prior notice. We ask that you don’t leave your pet in the house for extended periods of time that leaves room for accidents around the house.

** Also, for the comfort of our future guests we ask that you ONLY use pet items for your pet and NOT USE BEDDING OR KITCHEN ITEMS of any kind for your furry friends. Some items will not allow enough time between guests to remove pet hair or pet odor. There’s a closet in the hallway with pet beds and bowls.

KIDS, BABIES, & TODDLERS

* We have added some items for children of many ages so they can enjoy their stay and you can be the doting parent to your loved ones.  Most of the child related items are in the 2 closets in the hallway near the front of the house.

* There is a high chair in the rear storage area of the house, just past the laundry room. We expect parents to especially keep an eye on children at all times to avoid unnecessary incidents. 

RESPECTFUL BEHAVIOR IS REQUESTED

* We expect that everyone that stays at our house has the best of intentions.  We ask your respect while staying at the house as it relates to conduct, neighbors and leaving the house similar to how we left it for you upon your arrival.

* NO LOUD MUSIC AFTER 9PM. NO PARTIES. NO RECORDING FOR PROFIT OR PUBLICATION purposes of any kind on premises is permitted without prior approval.

HOUSEKEEPING

* Daily housekeeping is NOT included in the rental fee. Should you wish to have a cleaner daily that can be arranged but with extra charge.

ACCIDENTS

* The Homeowners/agents/hosts or any parties related to stay/occupancy are NOT responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.

ACCESS

* If you have a complaint and/or an issue related to your stay, whether related to the condition of the property cleanliness, maintenance related or any other, upon notifying host (or 3rd party platform used for booking) of the complaint, you immediately authorize us to enter the property to resolve the issue(s) without additional permissions.

MAINTENANCE ISSUES

* Maintenance issues MUST BE REPORTEDLY IMMEDIATELY. Not only can a maintenance issue disrupt your stay, it can impact costs for repair which can impact future guest stays. If we find that maintenance issues are not reported immediately, this can be cause for immediate eviction WITHOUT A REFUND for remainder of stay PLUS $300 will be added to charges we incur for damages incurred for delayed reporting or not reporting issue(s). If we discover there’s a maintenance related issue, we are NOT REQUIRED TO PROVIDE NOTICE of any kind for entry to access the property to resolve the issue(s).

SECURITY DEPOSIT

* The security deposit held prior to or at the time of check-in is to cover items ABOVE and Beyond the fees mentioned in House Rules & Manual.

OUR GUIDEBOOK & ANY SUGGESTIONS OFFERED:

* Our guidebook is also available online in our listing. Please note we are simply making suggestion(s) based on favorable personal or local reviews/feedback. We are not partners with or legally affiliated with any of the suggested establishments. Every guest(s) understands it’s at the sole discretion and responsibility of the guest(s) to explore any named suggestion(s) the guidebook or our direct communication includes.

********************* CHECK-OUT PROCESS *********************

DISHES

* As you may have noticed, there is no dishwasher. Please wash and return to their place ALL the dishes, pots, pans, fork, knives, etc, that you’ve used during your stay.  There is a dish drying mat and drying cloths in the white cabinets to the left of the sink.

TRASH: Please remove trash you’ve accumulated during your stay and place them in the BROWN garbage bin located in the backyard. REQUIRED FOR Extended Stay Guest(s) who stay 5 days or more: Pull trash out to the street EVERY SUNDAY NIGHT and the last day of check-out. Otherwise, $50 fee will be assessed upon departure.

RECYCLE: We kindly ask that you separate the recycling and place those bags in the GREEN bin located in the backyard. REQUIRED FOR Extended Stay Guest(s) who stay 5 days or more: Pull trash EVERY OTHER SUNDAY NIGHT and last day of check-out. Otherwise, $50 fee will be assessed upon departure as we need to take extra measures to deliver property to the next guest.

FRONT DOOR & REAR DOOR UPON DEPARTURE

* We kindly ask that you ensure the rear door is locked with both door knob and deadbolt. Also, to ensure the front door is locked before your departure.

If there are any items that we may have missed during your stay, please let us know. We’d love any opportunity to correct something we missed. We’ll be available during you stay.
